Tax Benefits of Owning a Home

November 19th, 2015

Tax Benefits of Owning a Home  tax papers

Owning a home still remains one of the biggest tax benefits a person can have. Many times, some of the tax benefits are over looked when preparing taxes. The following items are but a few tax benefits of owning a home:

1.  Going Green.  Making your home more energy efficient is not only better for the environment, it’s also better for the pocket book.  Many of the improvements can be eligible for tax breaks. Tankless water heaters, solar panels, insulation, new exterior doors, dual or triple pane windows are but a few improvements that may allow for a tax credit on your tax return.  Research the tax advantages and the criteria prior to such home improvements. Also, save those receipts!

2. Mortgage Interest.  Most homeowners pay an interest on their mortgage.  The interest one pays is a HUGE tax deduction for a taxpayer! It is worth it to speak to a tax preparer to determine if taking itemized deductions would be more beneficial than the standard deductions. You may also be eligible to take an interest deduction on lines of credit,  home equity loans and second home mortgages.

3. Real Estate Property Taxes.  Every year the county assessor assesses the value of your home, and then determines what you owe in taxes.  The taxes you pay on your real estate can be a major deduction!

4.  Working from Home. Working from home has become a common trend for employees these days.  If you have a home office, you may be eligible for certain deductions on your tax return. If you use your home office exclusively for business purposes, you may be able to deduct items such as mortgage interest, property taxes, homeowners insurance and some utilities.  A qualified tax return preparer can assist you with these deductions.

If you are ready to buy a home and to make a positive investment in your life, contact me today to get the home buying process started!

Start Your Home Search Today and take advantage of the tax benefits of owning a home.

She Sheds Designs and Ideas

She Sheds Designs and Ideas

She Sheds have been the latest rage in home projects and they are only gaining in popularity.  She Sheds are the answer to the “Man Cave”.  A converted shed where a lady can kick back and relax after a hard day’s work.  A brief respite from the hustle and bustle of the outside world.  She Sheds vary in price, design, simplicity and size.  Some prefer a simple escape with a sofa, reading lamp and coffee table. Others prefer a TV, wet bar and just enough space for a few friends.  A She Shed most definitely reflects the personality, interests and vision of its owner, and we have seen some beautiful private retreats!

She Sheds can be ordered as an elaborate pre-fabricated set, they can be designed and built by a handy person, or you can buy a simple shed from Craigslist, Home Depot, Walmart, etc., and transform it as you see fit.

Here are some of our favorite She Sheds that we love!

A Japanese Tea Room

A Multi Purpose She Shed

A Modern Retreat
A Flower and Herb Preserving She Shed
A Back Yard Office
A Garden Art Studio She Shed
A Shabby Chic She Shed

What to Do With Space Under Stairs

September 2nd, 2015

What to Do With Space Under Stairs

Have you ever wondered what you can do with some of the unused space located under your stairs? The ideas below are not only clever, but add character AND, in some cases, storage space to your stairs! Transforming your unused space underneath your stairs may be a simple project that an experienced handy person can take on, or it may require the need to hire a contractor. We hope this blog post on what to do with the space underneath the stairs will give you some fabulous ideas for your home!

Wine Storage

If you are a lover of wine, what better way to store your bottles than to build a wine “cellar” into your stairs? Not only will you have a lot of space to work with, but you can also create a beautiful focal point that will add depth and color (from the wine labels) to what was a plain wall!

Basement/Rec Room

If you have a basement or a rec room, below is a clever way to add STORAGE to the unused space underneath the stairs! Add cubes with baskets for instant “toy collectors”. Another great idea for that unused space underneath the stairs is to build a bar for entertaining! The ideas are endless.

Traditional Basement by Evanston Design-Build Firms Building Vision – Evanston, IL

Reading Nook/Office Space

A quaint reading nook is not only cozy, but the perfect spot to dive into a book. Not enough rooms for your office? Create one using the unused space underneath the stairs!

Children’s Nook or Play Areas

Children LOVE nooks and play areas where they can escape to their own quiet sanctuary. Play areas, study areas, tv nook, art corner…the possibilities for ideas for the unused space under your stairs are great!

Wet Bars

Enough said, LOL! If you love to entertain, then turn that unused space underneath your stairs into a mini-bar. Stock it with your favorite spirits and invite your friends over. They will love it!

Bookcases

Even with the use of electronic reading devises, may of us still love to flip the pages of a book. Display your books in a bookshelf built into the unused space underneath the stairs and showcase the pretty colors of the spine of the book. The statement it will make is breathtaking!

Storage

You can never have to much storage. Extra linens, toys, photo albums, business documents and files, winter clothing…they all can be tucked away and hidden in cabinets and drawers you can build into the unused space underneath the stairs.

A Place for Fido or Fluffy

Last, but not least, this is our absolute favorite idea for that unused space underneath the stairs! A place for your dog or cat to sleep and eat! We have seen some elaborate ideas on how to create a built-in kennel for your pets. Below are a few we loved the most.

Saving Money for a Down Payment on a House

September 2nd, 2015

Saving Money for a Down Payment on a House

Piggy BankWhen buying a home, saving up for a down payment is one of the most important steps toward achieving what could be one of the biggest investments in your life.  Let’s face it, most of us do not have some sort of inheritance or winning lottery ticket to give us that 3.5%, 5%, or 20% down payment.  Others are buying a home for the first time and do not have any equity built up because they have been renting and have nothing to sell!  However, these are NOT reasons for not buying a house. With the right amount of determination and a winning game plan, saving money for a down payment is well within your reach!

1.  CHECK YOUR CREDIT REPORT.  If you haven’t already, check your credit report.  You want to make sure you do not have any signs of identity theft, unpaid or unknown debts, and you can make sure all of your information is correct and up-to-date.  What is on your credit report WILL affect your ability to qualify for a loan and/or a great interest rate.

2.  TALK TO A LENDER.  It’s SO important to find out just how much house you can afford before you even start looking. There is no point in searching for homes in the $400,000 range, when your budget only allows for $275,000.  Once you have a price point that is comfortable for your budget, you will also know how much money you will need to save.  A lender can help you find the best loan program for your finances.  We have a list of preferred vendors that can assist you!  Contact us for more information.

3. SET A BUDGET  Nothing is more important than setting a budget for your spending.  Start off with all of your must have expenses (rent, food, gas, insurance, car payment, SAVINGS etc.) and enter them into a spreadsheet. Using a spreadsheet will help you track your money and how much you are spending. If you are spending an unnecessary amount on eating out, STOP!  Cut back on the extracurricular expenses (do you really need that shirt from Target?) and you will see how fast you are able to save.

Notice we said savings? That’s right. Treat your savings as an expense that you pay to yourself.    Aim for depositing money into a savings account every paycheck.

4.  SAVINGS ACCOUNT.  If you don’t already have one, open one.  Set up a direct deposit with your employer to have money deposited directly into your savings. Deposit all birthday money, bonuses, tax return money, gifts, eBay winnings, etc., into your savings account.  If you can, open up a savings account that you do not have easy access to and do not link to your checking account for easy transfers.  Also, while interest bearing savings accounts seem to be a thing of the past, something is better than nothing.

5. OTHER WAYS TO ADD TO YOUR SAVINGS ACCOUNT. Aside from cutting out unnecessary spending like eating out regularly, buying clothes that you don’t need, and buying lattes at your favorite coffee spot, there are other creative ways you can add to your savings account. We have compiled a few tips to help you out:

  • Make gifts!  It’s so easy to buy a gift card or spend too much money on gifts for others.  If you have a creative talent, use it! Paint a picture, create a photo album, bake cookies, monogram an inexpensive tank top…there are a ton of ideas on Pinterest!
  • CUT THE CABLE. Just do it.
  • Find a cheaper date plan for your phone or internet service.
  • Take advantage of your electric company’s time of use plan.
  • Sell your stuff. Craigslist, eBay, yard sales and community Facebook pages are all great ways to make money off your stuff you don’t
  • need.
  • Meal plan.  Write down your meals for the week and stick to the grocery list.  Do not shop daily for your meals.
  • Master the 30 day no spending rule.  If you find something you like, wait 30 days. If you haven’t bought it within those 30 days, you don’t need it.
  • Enjoy outdoor activities!  Sure, going to the movies is fun, but HELLO, it can be pricey!  Go for a hike, take a stroll along the river, go to a free concert in the park…there are so many possibilities!

While there are more than just these five tips for saving money for a down payment, following these guidelines will definitely help you get on the right track to purchasing a home.  We at Team Sans Souci would love to help you make that dream come true!   So please, contact us today! Coffee is on us 😉
