Owning a home still remains one of the biggest tax benefits a person can have. Many times, some of the tax benefits are over looked when preparing taxes. The following items are but a few tax benefits of owning a home:

1.  Going Green.  Making your home more energy efficient is not only better for the environment, it’s also better for the pocket book.  Many of the improvements can be eligible for tax breaks. Tankless water heaters, solar panels, insulation, new exterior doors, dual or triple pane windows are but a few improvements that may allow for a tax credit on your tax return.  Research the tax advantages and the criteria prior to such home improvements. Also, save those receipts!

2. Mortgage Interest.  Most homeowners pay an interest on their mortgage.  The interest one pays is a HUGE tax deduction for a taxpayer! It is worth it to speak to a tax preparer to determine if taking itemized deductions would be more beneficial than the standard deductions. You may also be eligible to take an interest deduction on lines of credit,  home equity loans and second home mortgages.

3. Real Estate Property Taxes.  Every year the county assessor assesses the value of your home, and then determines what you owe in taxes.  The taxes you pay on your real estate can be a major deduction!

4.  Working from Home. Have you ever wondered what you can do with some of the unused space located under your stairs? The ideas below are not only clever, but add character AND, in some cases, storage space to your stairs! Transforming your unused space underneath your stairs may be a simple project that an experienced handy person can take on, or it may require the need to hire a contractor. Saving Money for a Down Payment on a House


Piggy BankWhen buying a home, saving up for a down payment is one of the most important steps toward achieving what could be one of the biggest investments in your life.  Let’s face it, most of us do not have some sort of inheritance or winning lottery ticket to give us that 3.5%, 5%, or 20% down payment.  Others are buying a home for the first time and do not have any equity built up because they have been renting and have nothing to sell!  However, these are NOT reasons for not buying a house. With the right amount of determination and a winning game plan, saving money for a down payment is well within your reach!

1.  CHECK YOUR CREDIT REPORT.  If you haven’t already, check your credit report.  You want to make sure you do not have any signs of identity theft, unpaid or unknown debts, and you can make sure all of your information is correct and up-to-date.  What is on your credit report WILL affect your ability to qualify for a loan and/or a great interest rate.

2.  TALK TO A LENDER.  It’s SO important to find out just how much house you can afford before you even start looking. There is no point in searching for homes in the $400,000 range, when your budget only allows for $275,000.  Once you have a price point that is comfortable for your budget, you will also know how much money you will need to save.  A lender can help you find the best loan program for your finances.  We have a list of preferred vendors that can assist you!  Contact us for more information.

3. SET A BUDGET  Nothing is more important than setting a budget for your spending.  Start off with all of your must have expenses (rent, food, gas, insurance, car payment, SAVINGS etc.) and enter them into a spreadsheet. Using a spreadsheet will help you track your money and how much you are spending. If you are spending an unnecessary amount on eating out, STOP!  Cut back on the extracurricular expenses (do you really need that shirt from Target?) and you will see how fast you are able to save.

Notice we said savings? That’s right. Treat your savings as an expense that you pay to yourself.    Aim for depositing money into a savings account every paycheck.

4.  SAVINGS ACCOUNT.  If you don’t already have one, open one.  Set up a direct deposit with your employer to have money deposited directly into your savings. Deposit all birthday money, bonuses, tax return money, gifts, eBay winnings, etc., into your savings account.  If you can, open up a savings account that you do not have easy access to and do not link to your checking account for easy transfers.  Also, while interest bearing savings accounts seem to be a thing of the past, something is better than nothing.

5. OTHER WAYS TO ADD TO YOUR SAVINGS ACCOUNT. Aside from cutting out unnecessary spending like eating out regularly, buying clothes that you don’t need, and buying lattes at your favorite coffee spot, there are other creative ways you can add to your savings account. We have compiled a few tips to help you out:

  • Make gifts!  It’s so easy to buy a gift card or spend too much money on gifts for others.  If you have a creative talent, use it! Paint a picture, create a photo album, bake cookies, monogram an inexpensive tank top…there are a ton of ideas on Pinterest!
  • CUT THE CABLE. Just do it.
  • Find a cheaper date plan for your phone or internet service.
  • Take advantage of your electric company’s time of use plan.
  • Sell your stuff. Craigslist, eBay, yard sales and community Facebook pages are all great ways to make money off your stuff you don’t
  • need.
  • Meal plan.  Write down your meals for the week and stick to the grocery list.  Do not shop daily for your meals.
  • Master the 30 day no spending rule.  If you find something you like, wait 30 days. If you haven’t bought it within those 30 days, you don’t need it.
  • Enjoy outdoor activities!  Sure, going to the movies is fun, but HELLO, it can be pricey!  Go for a hike, take a stroll along the river, go to a free concert in the park…there are so many possibilities!
